Start with the cause, not the cure

A good survey sorts the real problem from the assumed one. We use moisture readings, a close look at the building’s exterior, and a check of how the home is lived in. Then we put it in writing.

Damp Survey. This is the right starting point for visible patches, peeling paint, musty smells or black mould. We trace the moisture to its source, whether that is a failed gutter, tired pointing, raised ground levels, poor ventilation or the wall itself. You get a plain written report and a quote that includes cheaper options where they exist.

What sets us apart

Many damp firms go straight to injection. We rule out the simple causes first: gutters, pointing, ground levels and ventilation. The English Housing Survey 2024 to 2025 (MHCLG) found serious condensation was the most common form of damp in English homes at 3%, ahead of penetrating damp at 2% and rising damp at 1%. Rising damp does happen, but it is not the default answer.

How we decide it is really rising damp

We only call it rising damp when the evidence points that way. In practice we look for:

  • Moisture confined to the lower part of the wall, with an even tide line.
  • Salts and crumbling plaster at skirting height.
  • No leaking gutters, defective pointing or high ground outside that would explain the same pattern.
  • No sign that condensation, from cooking, drying clothes or poor airflow, is doing the damage.

If gutters or ground levels are the culprit, we say so. Birmingham gets rain of 1 mm or more on about 133 days a year (Met Office, 1991 to 2020 averages), so outside water is often the first thing to check.

The same 2026 guide puts injection or chemical damp-proofing at £1,000 to £3,000. That gap is why finding the cause first matters.

Landlords and Awaab’s Law

Since 27 October 2025, Awaab’s Law has required social landlords in England to investigate significant damp and mould hazards within 10 working days. They must send a written summary within 3 working days of the investigation and complete safety works within 5 working days. Emergency hazards must be dealt with within 24 hours (GOV.UK, MHCLG, 2025). The English Housing Survey 2024 to 2025 found damp in 10% of privately rented homes and 7% of social rented homes. A clear written survey helps you show what the problem is and what has been done about it. Private landlords have separate duties to keep homes fit to live in, and our report gives you the evidence to act on.
