What we see in the Royal Town’s houses
The housing here changes noticeably from street to street, and each era has its own habits when it comes to damp.
Around the town centre and in Four Oaks, the Victorian and Edwardian villas are generally solid brick with lime-based mortar and plaster. Many have suspended timber floors over a ventilated void, high ceilings and original chimneys. These homes are designed to breathe. When someone has later added a cement render, a hard repoint or a sealed-up airbrick, moisture gets trapped and shows up as stained plaster, flaking paint or a musty smell at skirting level.
Boldmere and Wylde Green are full of interwar semis, often with cavity walls and bay windows. Their usual weak points are old guttering, blocked downpipes, bridged cavities and flower beds or patios built up above the damp-proof course. They also suffer from condensation once windows are replaced and the draughts that used to clear the air disappear.
Falcon Lodge and the other post-war estates bring different patterns. Conservation-area and period homes. Where original lime plaster and soft brick are involved, we favour breathable repairs: repointing in a matching mortar, clearing ground build-up and using lime-compatible finishes rather than sealing walls in. This keeps the character of the building and gives the wall a chance to dry out.
Interwar semis. Most damp complaints here turn out to be gutters, pointing, bridged cavities or condensation, so we check those first. If we do find true rising damp, a chemical damp-proof course is one option, and our written quote will say what each approach involves.

Since 27 October 2025, Awaab’s Law requires social landlords in England to investigate significant damp and mould hazards within 10 working days, send a written summary within 3 working days of the investigation and complete safety works within 5 working days. Emergency hazards must be dealt with within 24 hours (GOV.UK: Awaab’s Law guidance for social landlords, MHCLG, 2025). Damp is more common in rented homes: it affected 10% of privately rented homes and 7% of social rented homes in England in 2024, against 4% of owner-occupied homes (English Housing Survey 2024 to 2025, MHCLG).
